Title Maintenance Manager

Description General Statement of Duties
Supervise Facilities Maintenance personnel. Direct and maintain various buildings, grounds, mechanical systems and equipment. Maintain and repair HVAC systems with skill set in plumbing, electrical, carpentry and painting. Work can be complex and involves a great deal of perception an initiative. Decisions made within the limits of general practices and procedures.

Major Duties and Responsibilities:
• Participate in the selection of new colleagues.
• Train, develop, supervise and evaluate colleagues.
• Ensure that service, repairs and the appearance and maintenance of facilities meet established quality standards.
• Exercise good cost control measures and maintain budget.
• Conduct inspections, recommend and implement changes to improve quality of service.
• Responsible for effective use of supplies, materials and equipment.
• Create requisitions and order and maintain inventory of maintenance staff.
• Coordinate workflow.
• Perform regular scheduled maintenance on HVAC equipment
• Repair and maintain any and all other equipment and machinery as it relates to Building & Grounds.
• Repair and maintain buildings and grounds through the following skill sets: Plumbing, electrical, carpentry and painting
• Keep detailed records of equipment repaired.
• Maintain a safe and clean work environment.
• Perform related duties as assigned.
• Practice and maintain safety and good housekeeping standards.
• Maintain grounds as required.
• Maintain all records and repair of equipment.
• Member of snow removal team – plow operator.
• Perform related duties as assigned.

• High level of interpersonal skills.
• Physically able to conduct sight inspections and train colleagues on how to perform duties.
Education, Training and Experience:
• High school graduate or equivalent training and/or experience.
• Licensed boiler operator
• EPA Certified to handle HVAC refrigerant
• Five (5) years experience with supervisor duties

Supervision Received
Perform duties under the supervision of the Director of Facilities.
